The City of Kodiak is accepting sealed bids for the purchase of City of Kodiak Surplus Structure located at 417 Hillside Drive. Bids are to be delivered to the office of the City Manager, 710 Mill Bay Road, Room 114, Kodiak, Alaska 99615 by 2:00 pm ADT on Wednesday, May 11, 2022 and then publicly opened and read aloud in the City’s Conference Room.

The following surplus property is currently being sold:

Single story house, approximately 1000 square feet located at 417 Hillside Drive Kodiak Alaska 99615. The complete structure must be removed from the property.

The City of Kodiak warrants that the City is the true and lawful owner of the structure, and that the structure is free of any and all legal claims, encumbrances, and offsets by others.  The City of Kodiak further warrants the interior of the structure is free of asbestos-containing-materials (ACM) and lead-based paint.

The structure will be sold “As-Is / Where Is” without any warranties, express or implied, as to its condition. The Buyer has the option to personally inspect the structure and agrees to accept it “As-Is / Where Is”.

Additional terms include the awarded bid Buyer shall be responsible for:

  1. Providing applicable licenses, bonding and insurance
    1. State of Alaska, City of Kodiak business license(s), 10% surety bond, $500,000 General Liability and Automobile insurance with City of Kodiak as additionally insured.
  2. Removing the structure from City property no later than September 1, 2022.
    1. This includes removal of all debris associated with the removal, backfilling with Classified Material, Type A, 3-inch minus, compacting and leveling the crawlspace even with the surrounding ground.  Note: foundation is to be abandoned in place.
    2. Also included is clean up and restoration of adjacent areas to pre-removal condition.
  3. Capping and abandoning water and sanitary sewer service lines in accordance with City of Kodiak standards.  City will provide supervision.  Must schedule with Kodiak Public Works Department 24 – 36 hours in advance of work (907-486-8060).
  4. Disconnecting electrical and communication service in accordance with respective agencies. Must contact Kodiak Electric Association prior to any disconnect.  

Payment in full and insurance requirements must be received in the City Cashier’s Office at 710 Mill Bay Road, Room 211, Ph. 907-486-8650 prior to any building structure alteration or utility disconnect. Terms of payment accepted: cash, cashier’s check or money order.

Structure may be viewed at the following date/time:

Wednesday, April 27, 2022 between 2:00 p.m. – 5:00 p.m.  ADT.
